converting lofts

There is much talk in our house at the mo about how to best use the extra
space we have.

1 suggestion is to convert the loft, we have had a joiner who has done some
work for us but would we need plans etc? How high would our loft need to be
and would we need dormer windows etc?

another or additional suggestion is to add on a half extension at the side,
creating more space downstairs.

so much musings. Has anyone done this kind of work or had it done for them?
can you recommend someone especially a good architect who could advise us on
what's possible.

obviously this is with our monopoly money, :-)

but we'll need to do something as the kids grow if we're to stay here as we
ll be falling over each other.

How do other people manage space and families when its a bit limited????

It's definately worth getting advice as not doing it properly will lead to problems selling your house + possible structural probs too. There are firms out there who just specialise in loft conversions and will come and do a free survey/quote. It's worth getting a few out to get the ball rolling and you'll get an idea about who's kosher. It may be more expensive getting one of these firms in instead of a good joiner, but they'll be able to initially tell you whether it's possible and a ball-park price. One thing I do know is that you may have to strengthen the rafters up there as they'll probably be thin ceiling rafters rather than thick floor ones (probably means doubling up the existing ones). The other thing is to apply for building regulations with the council. My project is being overseen by the building inspector at 'building control' for building regs (very confusing!) and he makes sure it's all up to standard. They give you a certificate at the end which you'll need when selling the house if you wish to call it an extra room.
